They do everything possible not to return the deposit, they try to charge all kinds of costs to the tenant. After two years' rent, we handed over the house as we rented it, and since then, they have only been looking for an unreasonable reason not to return the deposit. In short Scammers! My advice is to have nothing to do with this agency! Hello, it's been two weeks since I vacated the house! By law you have to return my deposit within two weeks !!! During this time you did not send me a damage report and a report from the washing machine mechanic! If you don't return my deposit within two days, we will start legal action and we will see you in court!!!!!!!!!!!!!!!!

Fantastische ervaring: I only have words of thanks to eliza and anne marije, from the first contact I had with them they were interested in my situation and recommended a house that would suit my needs. The communication was fluent and efficient in spite of the language barrier, thank you for your patience and kindness in solving all the doubts I had. In record time, we were already signing the contract with the owner of the house, where we finalized the details and they offered to help us with the hiring of services in addition to inform and guide us on recycling, taxes and even stores to buy furniture. Although they say that renting a house is a problem here in the Netherlands because of the difficulty, I would say that SMART WONEN is the solution.

Negatieve ervaring: I implore all people interested in renting from this company to stay away. This company has no respects for its tenants and will charge unlawfully high rents, while also charging screening-costs which are not lawful either. They do not respond to demands to lower the rent and play for time. They use their position of power to abuse tenants who are not dutch and do not know their rights, putting them in tiny studios and charging 700+ euros for 21 paltry square meters. Since this company did not comply with my requests for a friendly resolution that would honour my rights as tenant under the dutch law, I am now exploring legal procedures against this company.

Negatieve ervaring: After about 4 months I would strongly recommend against Smart Wonen. Getting in contact with them is very difficult. For one they simply do not respond to any emails, at all. Unless of course you are looking to rent, that stops when you sign your contract. In our case Smart-Wonen is not the owner of our apartment. They are a buffer between me and the owner, so they stay anonymous. The consequence is that everything 'has to be discussed with the owner', making everything take even longer. Everything they do at the house is as cheap as possible and of poor quality. I didn't rate the lowest grade, because at the end of the day they do fix problems. If something is broken, they will fix it. It just takes a lot of time and effort to make it happen. They meet the very bare minimum of being a somewhat responsible landlord.

Positieve ervaring: Update(2021): Very smooth and friendly move out. The deposit was paid back to me in a fair and timely manner. Good job Smart-Wonen. 2019: Very unfriendly and unhelpful staff. They don't respect their clients. The electric boiler of my house got broken in winter time and this company was not willing to help at all. After 20 times following-up the problem and sending several emails, They sent someone to fix it. We spent more than one week in our house without any proper warming. Every time we call this company for an issue, it takes them more than one week to find a solution. Their answer is that we have to get the approval for fixing from the house landlord who is apparently not willing to pay a cent to fix the problem of his tenants. The staff of Smartwonen does not like to help. If you call them after two days to follow up, their answer is that we cannot do anything more and you are rude for calling them for the second time! (2020): Recently, we have a problem with the drainpipe of our kitchen's sink which is blocked. It is now more a week we cannot use the sink to wash our plates, turn on our washing machine and dishwasher. Again, the answer from SmartWonen is that we cannot solve the problem faster. Their answer is that we have sent a form to a company with a request, and the company didn't answer yet!!! When I ask them to call the company, the staff of SmartWonen (namely Elisa) tells me that you are rude for asking me to call them!!!! I highly don't recommend SmartWonen.We used to have another contractor for our house initially (Twents Vast) who were very friendly and helpful.

Negatieve ervaring: Internationals beware! Smart wonen tries to scam people who don't know their rights. I rented an appartement via smart wonen. The viewing and signing of the contract went well and I was quite happy with everything. After a couple month of living there, the landlord told me that he needed me to move out. Knowing my rights, and renters protection in the netherlands, I declined. This was followed by some mails from smart wonen who blatantly lied to me through mail trying to intimidate me. First they tried to tell me that my contract was for a limited period of time, when it was not. I know Dutch, and the contract, which was written in Dutch, was clearly titled "rental contract for an indefinite period of time". Then they claimed that the contract included a duration of 12 months, which was almost up, so, according to smart wonen, the landlord could end the rental agreement. Again, this was a lie from them, as the contract stated a minimum period of 12 months, which only means that the contract cannot be ended before those 12 months, but does not automatically end after the first 12 months. After explaining how their claims were wrong and showing that I was familiar with Dutch rental law, they didn't send another mail or follow up in another way. The agent from smart wonen blatantly lied to me through email in order to get me to waive my rights to benefit the landlord. They were trying to intimidate me, hoping I wouldn't know my rights. Do not do business with smart wonen!

Negatieve ervaring: Het huren ging snel, alleen daarna erg slechte communicatie, vooral over het terug krijgen van de borg. Blijkt kosten eraf te gaan zonder schuld van de huurder. Mijn moeder van 81 zat buiten haar schuld opgesloten op het balkon en toen moest er een sloten maker komen. De kosten werden erkent en dus niet vergoed, sterker nog er werden kosten van de borg afgehaald, omdat er een ander slot geplaats moest worden na die tijd. Ook hierover werd totaal niet gecommuniceerd. Na ruim 6 maanden wachten, bellen en mailen, eindelijk de borg min de afgetrokken kosten terug gekregen. Wel zonder enige vorm van communicatie, waarom de terug betaalde borg lager was. Wel waren de mensen behulpzaam bij een 2e keer, konden toen in het weekeinde een reserve sleutel ophalen.

Negatieve ervaring: It all made sense that smartwonen is the owner of the apartment we rented from them as they never cared about the condition things were in. We got dirty rooms and a washing machine that leaked.

The guys from Smart Living helped me a lot - they followed my preferences and found a house for these conditions (married, have a little child) in Enschede and prepared documents by themselves (I only sent copies of my information). Especially grateful to Elisa - she also supported me later with finding suppliers and clarifying tariffs, she was in touch for any questions related to the house.

Negatieve ervaring: Rude and unfriendly agent! Viewing went terribly. The agent decided to make assumptions on my situation without actually asking questions and waiting for an answer. Very Prejudice way of dealing with people. Would not recommend!!

Negatieve ervaring: Unprofessional renting company with almost no respect for the client. They were very late with the deposit returning, due to allegedly "waiting for the heating bill". Initially, I believed this statement, however, when reading reviews of other people saying they also had problems with late deposit return, I no longer think they were telling the truth. I cannot say I had problems regarding unfair treatment. However, this company lacks the integrity of being fully transparent with its clients. I would advise you to only choose them if the situation is urgent.

The process was easy, as they are a very professional team and they offer a wide choice of places to rent, for any kind of budget. Negatieve ervaring: UNPROFESSIONAL After 2 years renting, they checked the house and it was fine. They said they would give the deposit fully-back. Well, they did not pay it, and did not longer reply my calls, messages, anything, anymore. I had to hide the ID of my phone to get a reply. Finally, after excuses several times, I had to call again (with the hide number) and I got the deposit after saying them how unprofessional they were. Please, stay away from them.

Negatieve ervaring: The agency is not helpful to tenants when encountering difficult situations with the landlord. Put no effort at all in mediating. The landlord I had was not nice and always trying to take extra money from tenants and SmartWonen didn't do anything about it. My room was newly renovated so that was one nice thing at least.

Fantastische ervaring: Ik kom al enige jaren bij Smart Wonen, ze zijn vriendelijk, werken netjes en denken goed mee. Tot nu toe goede en geschikte huurders gevonden dankzij Smart Wonen.

Negatieve ervaring: I would not recommend SmartWonen to anyone. They have failed in their promises to have the apartment and storage room cleaned before our move-in. It took them until October to clean the storage room and we had moved in on July 15th. Also, since they advertised the price as all-in, they failed to inform us that we had to deal with the municipality taxes, which resulted us in paying almost 200 euros in taxes and fines. Furthermore, they were very slow in replying to our texts, sometimes it would take them 2-3 days to reply. Lastly, they returned our deposit almost two months later instead of the one month that was agreed upon in the contract. Plus, they subtracted from the deposit for the costs of a cleaning lady which they hired illegally. We tried several times to visit them at their office to resolve the issue with the late deposit and undocumented costs, but they were really insistent and unprofessional.

Ze hebben veel goede kandidaten, daardoor konden we onze woning erg snel en voor een langere periode verhuren. Smart Wonen gaf ook een goed advies bij het vaststellen van de huurprijs. Enorm bedankt.
